Expanding Your Property Portfolio

Portfolios rarely stall because of a lack of deposit. Often, they stall because the first three investment loans were arranged without the fourth and fifth in mind. That is fixable, and usually only before your next purchase.

The four walls investors hit.

Serviceability

Most lenders assess repayments at a buffer above the real rate and count only part of your rent. Across three or four properties, the gap compounds, so a portfolio that is cash flow positive in reality may look loss-making on the calculator.

Debt-to-income limits

Many lenders cap total debt at a multiple of gross income. More often than not, property investors cross that line well before they run out of equity.

Cross-collateralisation

Properties tangled under one lender with shared security mean selling one becomes a renegotiation of everything. It is the most common problem we see, and a cross-collateralisation restructure is usually the first thing we look at.

Lender concentration

Every lender has an exposure ceiling per customer. Eventually, a good client gets a no, and it has nothing to do with their creditworthiness.

Queensland land tax is the fifth wall.

Worth its own mention, because it sneaks up on people building a portfolio in this state.

Queensland's land tax threshold is reasonable for an individual with one investment property. Add a second and third, and the aggregate unimproved value of your holdings can push you over it, at which point an annual bill appears that was never in your projections.

If your properties sit in a company or trust, the threshold is considerably lower again. We raise this with your accountant before the next purchase rather than after the assessment arrives.

The lever most investors do not know exists.

Lenders treat existing debt very differently. Some assess your loans at actual repayments; others load them heavily. Some accept more of your rent.

So the order you approach lenders in changes how many properties you can ultimately hold. Partner with the most generous lender on your easiest purchase, and you can find yourself unable to fund purchase four at all.

Sequencing deliberately across a panel of more than 60 lenders keeps doors open, and it isn't something a comparison website can accurately do for you. It is why Queensland investors with property portfolio loans tend to stay with one broker for years rather than shopping each purchase.

What we actually do with your portfolio

  • Untangle cross-secured loans into standalone facilities.

  • Spread you across lenders to stay under exposure limits.

  • Release usable equity, so deposits don't come from your savings.

  • Time valuations properly, as lenders only lend against proven equity.

  • Review structure with your accountant before the next purchase.

End-to-end care, for years rather than a transaction

The Queensland Mortgage Company treats a portfolio as an ongoing relationship. One contact, an annual review, and a plan for the next two purchases rather than just the one in front of you. Our mortgage brokers in Queensland look hard at what you already hold before looking at what you want to buy, as the constraint is nearly always in the existing structure.

The first conversation with us is a review, not a pitch, and it costs nothing.

Frequently Asked Questions (FAQs)

  • Yes, though how heavily depends on the lender. The shortfall between rent and repayments is treated as a commitment, and the lenders that shade rent hardest hurt you most here. This is exactly where lender selection changes the outcome.

  • It varies. Many lenders cover valuations as part of a refinance, some charge for additional securities, and upfront desktop valuations are sometimes free. We tell you the cost before ordering anything, and we sequence them so you are not paying for valuations on a deal that will not proceed.

  • You can until you cannot, and the wall arrives without warning. Concentrating a portfolio with one lender also means every future refinance and sale needs their agreement. Spreading exposure early is far easier than untangling it at property five.

  • At least annually, and before any purchase. Rates move, lender policy moves and your own income moves. A structure that was right two years ago is often the reason an application is declined today.
